At Mountainside, we aim to ensure a smooth and transparent leasing process. To help you prepare for your application, weve outlined the key qualifications required for residency in our community. Please note that each individual 18 years or older must submit a separate application and meet the following criteria:
Identification
- A valid government-issued photo ID is required for all applicants age 18 or older to tour our community. Income Requirements
- Combined household income must be at least 2.5 times the monthly rent. Credit History
- A credit screening is required for all applicants.
- Poor or insufficient credit may require an additional deposit, a guarantor, or may result in denial.
- Applicants are responsible for ensuring their credit history is accurate.
Guarantors
- If a guarantor is needed, their income must be 5 times the rent and they must meet all standard criteria. Criminal Background Check
- All applicants will undergo a criminal background check.
- Applications may be denied based on criminal convictions.
Pet Policy
- Both cats and dogs are welcome, with a limit of two pets per apartment. Breed restrictions apply. Non-refundable fee and monthly rent required.
- Please contact the office for breeds restricted from this community.
- Qualified assistance animals are exempt from fees and monthly pet rent but must adhere to all community animal policies.
- Residents must sign an Animal Addendum and provide the pet's picture, before approval.
Adult Dependents
- If there is a person age 18 or older who will reside in the apartment home, but will not be executing the lease, that person will need to qualify as an Adult Dependent.
- Adult Dependent must be approved through our regular criminal background check process.
- The leaseholder(s) will be responsible for ensuring that the Adult Dependent complies with all community rules and requirements in the lease document, but the Adult Dependent will not be financially obligated to pay rent or other amounts due under the lease documents.
Renters Insurance
- Proof of renters insurance with a minimum of $100,000 in personal liability coverage is required at lease signing and must be maintained throughout residency.
- We require that you add our community, Mountainside, as an Interested Party to the policy.
Fair Housing Commitment
- We follow all federal, state, and local fair housing laws and provide reasonable accommodation for individuals with disabilities.
Communication & Data Privacy
- By applying, you consent to communications by email, text, or phone.

Rental Rates & Lease Terms
- Rental rate quotes are valid for 2 business days and may change if your move-in date or lease term is adjusted.
- Offers may change without notice and are valid based on the date the apartment is secured and the promotion in effect at that time.
Application Accuracy
- Any false or misleading information in your application may lead to immediate denial.

Occupancy Limits
We follow a standard occupancy guideline of two persons per bedroom, plus one per apartment:
- 1 Bedroom / 1 Bedroom + Den: Up to 3 persons
- 2 Bedroom: Up to 5 persons
- 3 Bedroom: Up to 7 persons
- 4 Bedroom: Up to 9 persons
